Initial Inventory Make
The initial inventory make is the foundation of a successful tenancy. It comprises a detailed inspection and condition report detailing the property décor, the fixtures, fittings & furnishings. Details of the inspection will be recorded and provided to the Agent or Landlord within 2 working day of the inspection.
Appliances are not tested but are inspected visually and any obvious damage or missing items noted. A full photographic record is provided embedded in the report with additional high definition photos available if required.
Our emphasis is on items which have historically presented problems, for example:
- A photograph and description of all keys is provided
- A photograph is taken of all meter readings
- All window glass and ceramic tiles are checked for cracks
- All sanitary ware is checked for cracks & staining
- All lights are checked as working
- All ceilings are checked for stains
- Extensive garden photos are provided
A photographic record is provided within the report and additional photos in digital JPEG format can be provided. A password protected Web link to photographs and documents can also be made available if required.
